Canadian Entry Into the US

A Canadian promotional product company needed a US operation to hit their growth objectives. The process began by interviewing the client to understand the strategic purpose of the new facility. With that information, Sunriise conducted site surveys to identify 5 geography candidates based on:

  • Existing customer location data

  • Targeted customer location data

  • Distance to container ports for inbound products

We then partnered with CBRE to conduct a deeper analysis of the geographies which included:

  • Availability of properties that match client’s requirements

  • Rent costs

  • OpEx Costs

  • Availability of labor

  • Labor costs

  • Corporate taxes and incentives

After completing a detailed analysis of all the data collected, we determined that Las Vegas NV was the ideal location. In collaboration with CBRE, we arranged visits to the identified facilities. Selected two properties to submit Letters of Intent (LOI) to include an ample buildout allowance, minimal security deposit, and desired rent per sq ft.

Upon receiving feedback from the landlords, a property was selected and the terms of the LOI were accepted by both parties. Leases were signed and buildout phase commenced.
